What will it cost?

Full Management: $139/mo

  • $139/mo base management fee occupied property
  • Full services including repair and maintenance coordination with a 10% fee



On-Demand Basic Service Plan: $39/mo

  • $39/mo base management fee occupied unit
  • Monthly Financial Statements and rent collection only (Maintenance invoices $200/invoice)
  • The owner is responsible for all maintenance coordination, vendor billing, inspections, security deposit dispositions, licensing, insurance compliance, etc

FULL management services

  • Collect and remit rent payments
  • Kula Property Management is the local Appointed Agent for the City of Mpls, or the city your property is located in.
  • Pre-lease inspection, key turnover, post-lease inspection
  • Property “Turn” management (cleaning, repairs, maintenance)
  • Coordination with HOA (Governing documents, Rules & Regulations Compliance, etc.)
  • City Inspections & Rental Licensing Renewals managed
  • Vendor bulk pricing, service contract setup, and preventative maintenance plans
  • Monthly and year-end financial statements provide detailed reporting of all funds in and out
  • Year-end tax statements provided to you as owner, to tenants (CRPs), and vendors (1099s)
  • Tenants contact Kula for all issues – you are not bothered!



**Note that repair and maintenance coordination (including 24/7 emergency maintenance, and Turn management) are provided for a 10% of vendor invoice (s) fee.



Managing a condo, loft, or townhome covers only the unit, not the building. Kula Property Management is the local property manager for the city your property is located in, and the primary tenant contact for all issues regarding the unit.
